Auction - June 3, 2021 at 6:30pm 127 Acres Randolph

127 acres Randolph - Farm is being split into 7 tracts and 6 tracts will be put up for auction on June 3, 2021 at 6:30pm. The auction will be held at Don's Family Style Buffet, 315 Hwy JJ, Huntsville, Mo. Tracts 1-4 have been surveyed, Boundaries and acreage for tracts 5-7 are estimates and subject to final survey. The Auction will be conducted by Boyd Harris from Boyd Harris Companies.

Tract 1 - 6.7 acres. Tract 1 has Hwy JJ access with water and electric is available along Hwy JJ.

Tract 2 - 8.4 acres. Tract 2 has Hwy JJ access with water and electric is available along Hwy JJ.

Tract 3 - 6 acres. Tract 3 has Hwy JJ access with water and electric is available along Hwy JJ.

Tract 4 - 18 acres. Primarily open tract of land with some woods to the south. There is a farm lease in place for 2021 paying $150 per tillable acre. New owner will receive 100% of the cash rent for the tillable acres at closing. Access to tract 5 will be off of Hwy JJ with a recorded  easement between Tracts 1 & 2.

Tract 5 - 39 acres. About 2/3's wooded with open areas to the north. Access to tract 6 will be off of Hwy JJ with a recorded  easement along the north and west side of Tract 4.

Tract 6 - 42.3 acres.  Primarily open tract of land with a wood draw with Collier Branch running through the center of the tract from north to south. On the east side lays approximately 10 acres of good second bottom class III soils. There is a farm lease in place for 2021 paying $150 per tillable acre. New owner will receive 100% of the cash rent for the tillable acres at closing. Access to Tract 7 is along CR 1205, County water runs along the county road and electric is available to the southwest and southeast corners of the tract on the south side of the county road.

Direction to tracts 1-6 from Don's Family Style Buffet - Head northeast on County Rd JJ for 0.6 mi. Tracts will be on the right. Direction to tract 7 from Don's Family Style Buffet - Head southwest on County Rd Jj toward Lida St for 0.2 mi. Turn left onto Lida St go 0.5 mi. Lida St turns slightly left and becomes Co Rd 1205 go 0.5 mi. Tract 7 will be to the left.
